Is your church having difficulty in obtaining financing to build its new facilities?

This program involves commitment on behalf of the church leaders and members. Many times people will only commit partly and not fully, but in this program you literally have to put your money where your mouth is.

 

This plan involves the following:

 

The church needs to have, or raise, 10% of the cost of the project as  your seed money. The Building to Minister program will provide churches with funding from Christian investors. These investors will provide 30% of the funding, then incorporate, forming a "business partnership" with the church, and this partnership (corporation) becomes the organization the banks and others can deal with. The corporation will arrange commercial bank financing for the 60% balance.  With a 40% down payment, and banking from wealthy investors, banks are eager for your business.

 

Here is the key to this program working:

 

The building itself needs to be a commercial style building.  This will minimize risk to the investors and banks with whom you will be dealing. If something happens and the church closes, the investors and bank will be able to sell a "commercial style" building more easily and quickly to recoup their investment.  You can put a cross on it.  You can put a steeple on it.  You can call it a church once you get in.  But it needs to look like an office.

 

A typical starter church building can be designed as follows:

 

The left side of the building contains the open sanctuary.

The right side has offices, bathrooms, classrooms with moveable walls.

This building can also be used for commercial offices with little remodeling!

That is one key to obtaining financing.

What is next:

 

The church and corporation will have a contract indicating that the church will rent the building for a period of time, typically 3 - 5 years.  Once the building is completed, the church will move in, and begin by renting the building from the corporation. You can begin services right away!

 

Your rental amount will be about the same as a mortgage payment.  After 3-5 years, the church can purchase the building from the corporation. During this time, the church will have grown and be better able to obtain traditional financing from the bank.  By contract, the price on the building will not increase during the 3-5 years, so you will have 3 - 5 years of equity and inflation increases in the building (approximately 20% equity) plus a proven track record of making payments, which will encourage the bank to give you a direct loan.  By the end of 3 years, you will have your original 10% equity, the 20% increase in value equity, and the additional funds the church will raise and save as you grow.  You should have at least 40-50% of the building cost, which, along with your 3 year proven tract record of making on time payments, and a finished building, will put your church in a position to borrow the balance from almost any bank and own the building outright.
